Steering rack leak 200

The steering rack is leaking on my 1990 245. It was replaced last year with a rebuilt unit. The leak is at the drivers side boot which has a small tear about 14" long. Would replacing the boot solve the problem or has a seal inside the rack failed. It would seem that if the boot were intact the leak would not have occurred.
